Oakdale (the Montauk Hwy portion) is not spread out...it's akin to many Nassau towns from what I see when I drive through. There is maybe 15 ft between the houses. If you live in Queens already you aren't living in peace. The best is when people living in Manhattan complain about the noise. It's like jumping in a pool then whining about getting wet.

First off, the typical minimum zoning requirements for side yard setbacks is 10 feet from your property line. Homes are most often centered on a property, so the minimum of 40 feet between homes usually only esits consistently when properties are 60x100 or less. In Queens many parcels are 25 x 100 or even less. In Nassau, the typical minimum is 40 x 100, and lots get bigger usually as you move east. Some villages in eastern suffolk have minimum zoning requirements of 0.5, 1.0, and even 2.0 acres.

Along some busy thoroughfares like Montauk highway further east, and even parts of Hempstead turnpike in places like East Meadow, there is dual residential/business zoning where you may see older properties with properties packed more densely together.

Perhaps someone with legal real estate knowledge can weigh in, but I do know that land that is designated for a public purpose require an act of state legislature to convert them to private use. Garden City had that problem with St. Paul's HS property when they improperly contracted to sell the building to a developer.

I am guessing that SJU would at minimum require a variance to build the condo's because the land is not zoned for residential use. In that case, the residents of the surrounding area have every right to voice their objection, as the park like grounds of the school are turned into densely populated condos.
