Flower Hill area is real hot right now. My friend who lives a couple of blocks away has been getting unsolicited offers for his house

I'd be pretty surprised that Manhasset is red hot right now. The same market factors that drive Manhasset would also be true in Garden City, and right now there is such a glut of homes above $1 million in Garden City that aren't moving at all that area realtors were considering taking a moratorium on new listings until sales pick up. One important factor in GC at least is that property taxes are skyrocketing, with many homes in the $1.5-2 million and above range approaching $50,000 per year. In Nassau County there is a real crisis brewing in terms of property taxes escalating rapidly. Should mortgage interest rates spike, real estate prices can take a tremendous hit. Artificially suppressed low interest rates are propping up a lot of things, includhing housing and the stock market.
 
I live in Garden City, a lot of real estate available over 1mill.

I believe Manhasset is better because of the easier commute if you are driving to work. RIght next to highway.

Example, Believe Boomer and Mike Francesa live there as well.

Even though I work in GC I don't know the real estate here well but my friend most definitely told me it's real hot in Flower Hill. Something like 28 building permits issued knocking down existing houses and putting 3-4 million into building new ones. My friend only bought a coupe of years ago for the school district because his daughter was in high school and he is getting unsolicited offers to buy his house and he is actually thinking of taking one guy up on it because the offer is so high. His only thing is he doesn't know where he would want to move to. Maybe back to Roslyn or maybe glen head or something since he doesn't care about school district now that his kid just entered college

Also the Port Washington Branch on the LIRR is a straight run into Penn Station with a lot of express trains from Great Neck. It takes only a half hour. Garden City is fifty minutes with some transfers in Jamaica required.
 
To judge real estate in that area I've developed my own technical indicator called the " Il Mulino " indicator. When I see Il Mulino packed to the gills every night with people not on expense accounts where literally expense is no object then I know that area is having no problems

Depends which line in GC. Merillon station is 35 minutes to Penn. Hempstead line 45 minutes.
